Preparing a warehouse roof for solar panels

A solar installation can make later roof repairs more difficult because panels, supports and cabling may have to be moved. Review the roof before committing to the installation. Check the roof before adding equipment

Existing leaks, wet insulation, damaged panels and deteriorated flashings need assessment before they are covered by equipment. A roof close to replacement may be better addressed first. Repair history and current condition matter more than age alone.

Structure and attachment

The roof covering is only part of the load path. The proposed array, attachment method and supporting structure need assessment by the responsible design professionals. A roofing inspection does not establish the capacity of the building to carry a solar installation.

Drainage and maintenance access

Panel supports, cabling and access routes need coordination with drains, gutters, rooflights and equipment. Maintenance teams still need safe access to the roof and its details after installation. Space that looks unused in a roof photograph may serve drainage, access or building equipment.

Coordinate roof repairs with solar installation

The sequence needs to allow repairs or replacement to be completed before the affected area is covered. New penetrations require compatible flashing details, and standing-seam attachments must suit the selected panel system. Roof and solar responsibilities should be clear where the two scopes meet.

Energy estimates and roof costs are separate

The solar designer can assess generation, electrical connections and the building’s electricity use. Roofing costs depend on the existing assembly, required repairs and installation details. A large roof area alone does not establish the financial return from a solar project.
