The building and the deadline

The owner of a large industrial building had a new tenant lined up, and the lease depended on the roof. The existing cement-sheet roof had reached the end of its life. The incoming tenant wanted a roof that would stay watertight for the long term, insulate the building properly and comply with current regulations, and the work had to be finished before the tenancy began.

Scope of work

TCR delivered the roof as a single package, from design to handover:

  • Strip-out: the old roof sheets were removed in full and taken off site.
  • Design and specification: the replacement roof system was designed around the building’s spans, loads and energy targets.
  • Materials and labor: TCR supplied all roofing materials and labor directly, so ordering, deliveries and crews were coordinated by one team.
  • Project management: TCR’s own managers ran the site, from safety to scheduling specialist subcontractors, against the fixed completion date.

The new roof system

The new roof is an insulated profiled-metal system with a clean, modern finish. It was chosen for long-term weather resistance, for its thermal and acoustic performance, and because it can carry rooftop solar panels later without rebuilding the roof. The new roof bays include rows of skylights that bring daylight into the building below. The photographs show the roof part-way through, with new bays on either side of an original bay still waiting to be stripped.

See metal roof replacement and solar-ready roof systems for how this type of work is planned.

Inspections and handover

The work was inspected at each stage as the roof progressed. At completion, the owner received a certificate of compliance for the finished roof, ready to pass to the new tenant.

Outcome

  • The old roof was removed in full and replaced with a new insulated metal roof.
  • The project was delivered on time and within budget, ready for the new tenancy.
  • The building now has a more energy-efficient roof that is ready for solar panels.
