Manufacturing Building: Roof Coating and Skylight Replacement

Leaks over machinery and a new office

A manufacturer of labeling equipment was refurbishing the inside of its head office and production building when the roof became urgent. The 10,800 sq ft cement-sheet roof leaked in several places, threatening expensive labeling machinery and a newly built first-floor office. The roof had aged through weather exposure, and its bolt washers had perished, letting water in whenever it rained heavily.

The building was in use every day, so a full roof replacement was not practical. The company needed a fast, long-term fix that caused as little disruption as possible.

Working without going inside

With sensitive equipment and staff below, the work had to avoid any access inside the building and keep noise and dust to a minimum, so every step was planned to be carried out from the roof.

Project detail

What was done

  • Controlled cleaning: the roof was pressure-washed with a contained system, and the wastewater was filtered to 5 microns to meet environmental standards.
  • Bolt washers: the degraded washers, one of the main leak points on older sheet roofs, were replaced.
  • Coating: after preparation, a coating system was applied over the whole roof to restore its waterproofing and extend its life.
  • Skylights: every skylight was replaced and fixed from outside, so no towers, lifts or scaffolding were needed inside the building.

Outcome

  • Delivered on time and within budget.
  • No disruption inside, so the refurbishment and daily work carried on.
  • Long-term waterproofing without replacing the roof.
  • New skylights bring more daylight into the building.
