Overview

The 35 Year Master Flash is a pipe flashing from Aztec Washer Company's Master Flash line, designed for the metal roofing industry. It is made of black EPDM rubber with a flexible aluminum base that is designed to mold to most panel configurations and roof pitches of metal roofs, regardless of pipe location.

Cut lines are marked on the flashing for multiple pipe sizes, and pipe diameters can be seen clearly for proper fitting. The sleeve flexibility absorbs vibration and pipe movement caused by expansion and contraction. The flashing uses compression-seal technology.

Code compliance

The flashing is listed with the Florida and California building codes, and compliance is named for six codes:

  • International Building Code (IBC)
  • International Residential Code (IRC)
  • California Building Code (CBC)
  • California Residential Code (CRC)
  • Florida Building Code (FBC)
  • Florida Residential Code (FRC)

The listing refers to ICC-ES, a subsidiary of the International Code Council. ICC-ES performs technical evaluations of building products, components, methods and materials and issues reports on compliance with the major U.S. building codes.

Sizes and part numbers

Pipe diameters run from 1/8 in. (3 mm) to 28 1/2 in. (724 mm), and bases run from 2 1/4 in. (57 mm) to 34 in. (863 mm). Every size is black EPDM. The Mini, the smallest size, is designed for solar and electrical applications. For each size, the entries below give the top opening, the pipe range, the base and the part number.

  • Mini: closed top; pipe range closed to 1 in. (25 mm); base 2 1/4 in. (57 mm); part ICC-SQ051BX.
  • #1: closed top; pipe range closed to 2 3/4 in. (70 mm); base 4 1/2 in. (114 mm); part ICC-SQ101BX.
  • #2: top opening 7/8 in. (22 mm); pipe range 7/8 to 4 in. (22 to 101 mm); base 6 in. (152 mm); part ICC-SQ201BX.

Materials and tested properties

The flashing is made of black EPDM rubber that is formulated for resistance to weathering from ozone and ultraviolet light. The base is flexible aluminum. Published test values for the EPDM:

  • Ozone resistance: tested for 70 hours at 500 pphm.
  • High temperature, intermittent: +275°F (+135°C).
  • High temperature, continuous: +212°F (+100°C).
  • Low temperature: -67°F (-55°C).
  • Maximum compression set: 25%.

Trimming and installation

Trimming starts from the pipe's outside diameter: the diameter is found in the size table, and the flashing is trimmed along the outline shown for that size. On the 35 Year Master Flash, the opening is cut at least 20% smaller than the pipe's outside diameter. On steep roofs or deep corrugation, the next size up is used.

The base is fastened with Master Seal bonded washers and fasteners set 1 in. to 1 1/2 in. apart around the entire base. The five steps are measure and trim, slide, form, seal and complete. A 35 Year Master Flash installation uses the flashing, fasteners, washers, snips or scissors, a measuring tape, a marker or pencil and sealant.

Warranty

The flashing carries a 35-year warranty.
